101 Things To Do In Memphis #36: Bartlett Festival, BBQ and Car Show

Make plans now to be a part of the 2018 Bartlett Festival on Friday evening, September 28 from 6 - 9:30 p.m. and on Saturday, September 29 from 10:00 a.m.-5:00 p.m. at W. J. Freeman Park located at 2629 Bartlett Blvd.

This fun-filled family event will kick-off on Friday evening with a midway carnival, vendors and live musical entertainment starting at 6:00 p.m. 

The Judge Freeman Marr Panther Pride 5k run will kick things off at 8:00am on Saturday morning, followed by some great local music, arts & crafts, a car show, children's activities, the awards for the MBN sanctioned BBQ cooking contest, concessions and much, much more.The perfect place to spend an autumn weekend.

The Rockin' Robin DJ's Stage

Car Show

Participants can register on-site between 8 a.m. until noon on Saturday, September 29, 2018. Fee is $25 per car. Car judging will be held begin at noon. The awards will be presented at 3 p.m. Dash plaques will be given to the first 100 entries.

Categories include: production cars from 1900-1989, street rods, modified cars from 1949 to present, mini cars and trucks, motorcycles and vehicles that are currently under construction. There are a total of 37 categories.

All cars must enter the park from the new entrance on Bartlett Blvd across from Ivanhoe, look for the signs.

Simplifying: Tips for Living a Peaceful Life

With summer in the rear-view mirror and kids back in school, life has likely gotten a lot more hectic. Chances are you have multiple schedules to juggle and little free time.  Now is a good time to simplify your life and eliminate as much stress as possible. Get started with the following steps:

  1. Let go of extraneous possessions.  Having too many "things" can be detrimental to a peaceful life.  They cause clutter, drain your bank account and use energy and attention that could be elsewhere.  Take the time to remove unnecessary possessions from your life and you will not regret it! 12 Surprising Ways Clutter is Ruining Your Life
  2. Learn to say no.  Too many commitments will not only take up time, but will leave you feeling like you can’t really give 100% to anyone or anything.  Prioritize what is most important to you, whether it’s a book club or a hobby or volunteering.  After working and taking care of your family, you want to make the most out of the free time you have. Filling it with activities you don’t really care about out of some sense of obligation will leave you feeling tired and unfulfilled.
  3. Get organized.  There is nothing more frustrating than not being able to find something when you need it.  Imagine the time and energy that will be saved if you don’t have to search for your keys or the phone charger or your child’s permission slip that you signed last week.  Having a place for everything and knowing where it is when you need it will make your life much less stressful and free up more time for fun and relaxation. 20 Ways to Organize Your Life Now

  5. Stop multi-tasking.  It may seem unavoidable when life is so busy, but Research indicates that multi-tasking increases stress and lowers productivity.  Focus on one task at a time, give it 100% of your attention, and when you are done move on to the next task.
  6. Ask for help.  Sometimes life is hard.  Trying to do everything yourself can leave you feeling defeated and deflated.  Don’t be afraid to ask for help when you need it.

Preparing to Sell Your House - Kid-Friendly Chores

There is a lot of work involved in Getting Your Home Ready to be Listed for sale. You want it to be in the best condition possible.  It can be overwhelming and stressful, but it must be done to get the best possible price for it when you sell.  If you have children, they can help!  Don’t underestimate their ability and desire to be a part of the process. Here is a list of kid-friendly chores that will allow your children to assist in getting your home ready to sell:

  1. Putting Toys Away - Have your children gather toys from all over the house.  The last thing you want is a potential buyer tripping over a Lego or matchbox car.  Once they have gathered all their toys in one place, have them go through them to decide if there are any they are willing to part with.  This will help with clearing out spaces.
  2. Depersonalizing - Give your children the mission of finding all the family photos in the home and taking them down.  It’s important that potential buyers are able to envision your home as their own and that’s challenging when they are looking at pictures of your family on every wall.
  3. Painting Exterior Fence - Do you have a wood fence surrounding your property?  Has it seen better days?  Giving it a makeover is a great way to spruce up your Curb Appeal. Depending on their age, children can do a great job giving the fence a fresh coat of paint.
  4. Dusting & Vacuuming - When your house needs to be sparkling clean for showings, you are going to want to vacuum and dust daily.  Little ones love to dust…give them a feather duster and let them go nuts!  Assign vacuuming duty to older children.  If they are tall enough to handle the vacuum, they are capable of helping keep the floors clean!
  5. Cleaning Up the Yard - First impressions are important!  Potential buyers may not even want to go in to look at your house if they outside is a mess. Have your kids help by removing debris such as sticks, branches, and leaves from the yard and flower beds.  If there are any toys outside, have them pick them up and store them appropriately.  Older kids can help with mowing and edging to keep your yard looking nice.
  6. Planting Flowers - Little ones love digging in the dirt!  If you’re going to plant some flowers to enhance your curb appeal, allowing your children to help will make it less of a task and more an activity you can enjoy together!

While you might think that you just want your kids to stay out of the way while you are preparing your house for sale, you might be surprised at how much they are capable of if given the opportunity.  A lot children thrive when given the chance to help their parents. You can kill two birds with one stone by not only keeping your children busy, but also getting things done quicker so you can have your house ready to list and show as soon as possible!

Home Ownership - A Dream that Can Come True!

The idea of purchasing your first home is exciting, but can also feel overwhelming.  Before starting your home search, you need to figure out how much you can afford.  If you’ve been hesitant to move forward because you’re afraid you won’t have enough cash for a down payment or that you won’t qualify for a loan, you shouldn’t despair.  There are programs available that can help you!  So, stop padding your landlord’s pockets and take advantage of programs that will assist you in making a sound financial investment in a home of your own.

The Tennessee Housing Development Agency  has two programs designed to assist people with down payment assistance once they have qualified for a Great Choice Home Loan:

  1. Great Choice Plus Loan - Anywhere in Tennessee, all homebuyers who qualify for a Great Choice Home Loan can also apply for down payment assistance in the form of a Great Choice Plus second loan worth a maximum of 5% of the home’s purchase price.  The beauty of this program is that this loan has no monthly payments and no interest for as long as you own and live in your home.  You won’t have to pay back any of it unless you move out, sell or refinance. If you do move out, sell or refinance, you will only have to pay back exactly what you borrowed.
  2. HHF-DPA -  If you are purchasing a home with a Great Choice Home Loan in one of the Participating Zip Codes, you can apply for the HHF-DPA program, which offers $15,000 in down payment assistance.  If you’re approved, your financial assistance comes in the form of a forgivable $15,000 second mortgage loan on your home.  This second mortgage has a 0% interest rate a defers monthly payments for a ten- year term.  The loan is forgiven at 20% per year in years 6-10.  If you do not sell, refinance or move out in that ten-year period, you will get full loan forgiveness.  This loan is only available on purchases of existing homes (no new construction) and again, only available to homes purchased in participating zip codes. 

    You must complete a THDA Homebuyer Education Course to participate in these programs.
