101 Things to Do In Memphis #16: Gibson’s Donuts

Cranking out donuts since 1967, Gibson’s Donuts is a true Memphis staple and might just be the home of the best donuts around! Open 24 hours a day, Gibson’s is a late night hangout spot for college students – partially because of their cheap late night treats. 

At 10 pm every night, they start preparing donuts for the next day.  So at 11 pm, the current day’s donuts go on sale…CHEAP! 6 donuts are only $1.40!  A dozen donuts are less than $3!  Now that’s some good cheap eats!

Gibson’s Donuts are known for their red velvet cake donut with cream cheese frosting.  However, the employee favorite is the New Orleans buttermilk drop, which tastes like southern white cake that’s been fried and then dipped in frosting.  I’m hungry just thinking about it!

Memorial Day, an American Holiday!

Memorial Day, an American holiday observed on the last Monday of May, honors men and women who died while serving in the U.S. military. Originally known as Decoration Day, it originated in the years following the Civil War and became an official federal holiday in 1971. Many Americans observe Memorial Day by visiting cemeteries or memorials, holding family gatherings and participating in parades. Unofficially, at least, it marks the beginning of summer.

Where Are Home Values Headed Over the Next 5 Years?

Today, many real estate conversations center on housing prices and where they may be headed. That is why we like the Home Price Expectation Survey.

Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts and investment & market strategists about where they believe prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.

The results of their latest survey:

Home values will appreciate by 4.0% over the course of 2016, 3.4% in 2017 and 3.0% in the next two years, and finally 2.8% in 2020 (as shown below). That means the average annual appreciation will be 3.2% over the next 5 years.

The prediction for cumulative appreciation slowed slightly from 25.0% to 24.7% by 2020. The experts making up the most bearish quartile of the survey are still projecting a cumulative appreciation of 9.9%.

101 Things To Do In Memphis #15: Germantown Charity Horse Show

Celebrating its 68th year, the Germantown Charity Horse Show has evolved the way most enduring events do: from a dream, a drive, and the dedication of its members.  The dream began when a small group of friends, who has recently returned from active duty in WWII, decided that local interests in horses should be channeled into community-wide participation and an extension beyond county lines.  From that first Germantown Horse Show in 1947 to today’s Germantown Charity Horse Show, their dream lives on. 

The Germantown Charity Horse Show has sponsored the Exchange Club Center as its charity since 1999. Barbara King, executive director of the center, wrote in the 2005 horse show program, “The past six horse shows have been major fundraising events, earning a profit of $25,000 to $30,000 each year. These dollars are used to provide counseling and other services for children who have been abused or forced to witness violence in their homes. Every $50 raised can provide one hour of counseling, and thus, you can see what a major impact this partnership means for the children in our community.”  If that’s not reason enough to become involved, I don’t know what is.

This year’s Germantown Charity Horse Show runs from June 7-11, 2016 at The Germantown Charity Horse Show Grounds located on Poplar Pike.  You can view the schedule of events here.

Tickets are $5 for adults, $3 for children, and children 5 and under are Free.  There is also free parking. 

Come on out for five days of hunter/jumpers, carriage driving, American Saddlebreds, Paso Finos, speed rackers, and western horses. The show culminates in the $25,000 Grand Prix of Germantown, where some of the region's finest jumpers compete for the championship title.

Sales Up In Nearly Every Price Range

The National Association of Realtors’ most recent Existing Home Sales Report revealed that home sales were up rather dramatically over last year in five of the six price ranges they measure.

Only those homes priced under $100,000 showed a decline (-4.6%). The decline in this price range points to the lower inventory of distressed properties available for sale and speaks to the strength of the market.

Every other category showed a minimum increase of at least 4.6%, with sales in the $250,000- $500,000 range up 15.2%!

Named the #1 Zoo in the US by Tripadvisor.com in 2008, the Memphis Zoo has been a staple of Overton Park for more than 100 years.  The Memphis Zoo was opened in April 1906 and is set on 76 acres. 

The Memphis Zoo is home to more than 3500 animals representing over 500 species. The animals reside in three zones with 19 exhibits, such as Once Upon a Farm, Dragon’s Lair and China, which is home to giant pandas Ya Ya and Le Le.

Be sure to visit the newly opened Zambezi River Hippo Camp. The Zambezi River is one of Africa's rivers of life. Rolling through six countries, spanning 1,600 miles, the Zambezi River counts as its residents some of the most intriguing, powerful and beautiful creatures on Earth. Memphis Real Estate Market Report – April 2016

Home sales exploded up 19% from last year with 1581 record compared to 1331. Average sales price increased 5% with total revenue of $239 million, 25% increase from last year. Non-bank sales accounted for 89% of all home sales ~ Love that! Median price across the board was up 4%.Year to date home sales and total sales revenue up 9% from the same period in 2015. 26 of 33 zip codes in the county had an increase in overall sales activity for the month & 19 zip codes saw increases in average sale prices.Home sales over book were up 31 % from last year with 38 recorded for the month over $1 million are up 67% from this same time as last year.The Crye-Leike Quail Hollow office was up 14% from last April. My team had 26 contracts in April, so extremely busy!  We are working hard!
